A deposit equal to one month's rent is required.
This should be paid in full with cleared funds prior to the commencement of the tenancy.
A Bank reference is required to confirm that the tenant is able to meet the monthly rent.
A reference is also required from a previous Landlord, where applicable.
A character or employer's reference will also be sought which should be from a professional person who has known the tenant for a minimum of three years.

A valid Right to Work document or Housing Licence must be provided for the tenant and each individual occupying the property, other than the immediate family of the tenant.
